  • Purchase Formula: 70% of ARV minus repairs (or better)
  • Property Specs: 3+ bedrooms, built 1980 or newer
  • Rehab Level: Light to medium only
  • Exclusions: No full guts, no foundation issues, no fire damage
  • Financing: Seller finance, subject-to, conventional, and cash (creative terms preferred)
Mobile Home Park

Mobile Home Parks — Sun Belt States

  • Investment Goals: Cash flow & value-add; 5-year hold
  • Park Size: Minimum 50 pads. Preference for TOH; some POH acceptable
  • Location: Within 30 min of growing metros; No CA & FL
  • Occupancy: 50%+ preferred
  • Financials: Creative financing only: seller finance, subject-to, or JVs
  • Utilities: No waste treatment plants or lagoons
  • Exclusions: No age-restricted communities, no flood zones
  • Value-Add: Focus on rent growth & operational improvements over physical expansions
Land Investment

Land — High Point, Greensboro, Winston-Salem to Charlotte, NC

  • Lot Size: 1.5 acres or less
  • Zoning: Residential
  • Condition: Raw land acceptable
  • Max Price: 50–65% of market value (cash); up to 70% with seller financing
  • Purchase Formula: 70% of ARV minus holding/selling costs (or better)
  • Exclusions: No flood zones, no landlocked parcels, no HOA restrictions
  • Financing: Seller finance, subject-to, conventional, and cash (creative terms preferred)
RV Park

RV Parks — Sun Belt States

  • Investment Goals: Cash flow & value-add; open to established or underperforming parks
  • Park Type: Transient (near attractions) or long-term (near population centers)
  • Park Size: Minimum 50 pads; open to mixed-use parks
  • Location: No flood zones, high crime, or declining markets; excludes Florida
  • Utilities: Municipal water/sewer preferred; well/septic considered; 30/50 amp electrical required
  • Amenities: Preference for strong amenities with potential for upgrades
  • Financials: Creative financing only: seller finance, subject-to, or JVs
  • Value-Add: Operational improvements, rent growth, or amenity enhancements
